The three lead sources
Bayut
- Cost per lead: AED 35–90 depending on area (Marina cheapest at ~AED 45, Downtown PF at ~AED 80)
- Volume: 50–300 leads/month for a active agent with 100+ listings

Why portals track response time
Both Bayut Pro and PF have built-in response-time monitoring:
- Search ranking penalty — slow responders appear lower in search results
- Lead quality demotion — fewer high-intent leads routed to slow agents
- Premium placement loss — top-of-search slots go to fast responders
An agent with 200 listings who responds in 4h 18min (the median) is literally paying AED 18k/month for leads they're then penalised for being slow on.
The Trakheesi connection
Trakheesi (Dubai's off-plan registry) sends an email per new registration. Agents who respond to Trakheesi emails within 2 hours get 3× more follow-up meetings. Same speed principle, different channel.
