The diagnostic framework
Premise: Agents don't buy AI. They buy results. Show them their own results first.
Step 1: Set up the diagnostic
Book a 5-minute call. Don't call it a "demo." Call it a "diagnostic."
What you need before the call:
- Their Bayut/PF agent ID or profile URL
- Access to their portal (or their permission to check)
- Screenshot of their recent lead activity
Step 2: The diagnostic script (verbatim)
"I pull up your Bayut profile. In the last 7 days, you received X leads. Of those, Y were replied to within 2 hours. That means Z leads — worth an estimated AED [Z × 45] — went cold because of response time. Here's how AI responds to every one of those leads in 30 seconds."
Then show your 90-second Loom video.
Step 3: The Loom video (what to show)
Record a 90-second video that shows:
- Frame 1 (0:00–0:15): "Here's a recent Bayut lead for [agent name]"
- Frame 2 (0:15–0:30): "Here's what normally happens — no reply for 4 hours"
- Frame 3 (0:30–0:60): "Here's what our system does — WhatsApp + voice call in 30 seconds"
- Frame 4 (0:60–0:90): "Result: 47% of leads book a viewing when replied to this fast"
Step 4: The handoff
After the diagnostic, the agent will ask "how much?" Don't give a price. Give tiers:
"Most agents start with the Essentials plan — WhatsApp + voice, AED 2,000/month. But honestly, the Growth plan is what actually moves the needle. Let me send you the breakdown."
Then email: Pricing sheet → Follow-up in 2 hours → Follow-up in 2 days.
The no-pitch rule
Never lead with a pitch. The diagnostic IS the pitch. If they see their lost leads, they'll ask for the price. If they don't see it, no amount of pitching will help.
Scripts that close
When they say "too expensive":
"That's AED 2,000/month. Let me ask you — how much did your last Bayut lead cost? AED 45? And how many of your 300 monthly leads go cold? That's AED 8,500/month you're already losing. The system costs AED 2,000/month. You break even on 37 leads — you recover that in the first week."
When they say "I reply fast already":
"Great! What's your reply time on weekend leads? And when you're in a showing? And 3am leads? Let me show you what the AI captures while you sleep."
When they say "my CRM does this":
"Your CRM logs the lead. Does it CALL them? In 30 seconds? While you're driving between viewings? That's the difference."
The follow-up sequence after diagnostic

Rule: stop after touch 5. If they haven't bought, they're not ready.
